Some Realtors in the Real Estate Business often engage themselves in anti-corruption behaviour and in illegal activities.

One such Real Estate Firm. To get entangled in illegality and in a cob-web is South Mumbai’s Neena Realtors a Real Estate Firm which has landed in a fresh controversy. This is in the wake of illegalities and violation of BMC norms while developing a new High-Rise building ‘Fortune Tower ‘ at Ghoghari Mohalla ,Pydhoni. Because of irregularities and illegalities, a Historical Building ‘The Ghanchi Umer Barejia Jamatkhana Trust’ is facing several hurdles and acute problems. The Trustee of Above Jamaat Khana has moved the Government Agencies and has filed a written complaint against Neena Realtors for its illegalities .

Upon coming to know of the illegal activities of Neena Realtors, and their modus Hello Mumbai News Team visited the site and took the opportunity to interview the Jamaat Khana Trustee and have exposed the facts.

During their inspection visit Hello Mumbai News Team also found irregularities and gross violation by Developer Sabir Nirbaan during the construction of the Building.

Speaking to Hello Mumbai News Idris Gulam Mohammad one of the Trustees of ” The Ghanchi Umer Barejia Jamatkhana Trust , made it known that ” This High’Rise building constructed by Neena Realtors has created several problems and due to this, the Community Hall of the the Jamat Khana has been severely affected.
As per their knowledge the Developer did not adhere to proper norms ,rules and regulations of BMC as a result of which the Jamat Khana building has been badly affected. Earlier there was a Housegully between the two Buildings but this newly constructed building has Encroached the House gully Because of this their drainage line has choked resulting in water logging in the Jamat Khana. The Jamat Khana is facing several more problems. Notably, there was no window to their side in old building. But this new building has windows on each floor and all residents put the Garbage on our building terrace which is very harmful to them. This newly constructed building touches their wall sd there is no gap or passage between both buildings. In the event of this their old building construction has been damaged badly and the building become weak.

Therefore, the Trustee of Jamat Khana demands that all Government agencies specially BMC must inspect all legal permissions , Legal Documents related to this project and if developer is found guilty, STOP WORK notice should be given or immediate action must be initiated against the developer demands Idris Gulam Muhammad.
Muhammad Ilyas Merchant another Trustee of ‘Kadiwal Ghanchi Jamat Khana’ expressed his views on this said , ” due to this newly constructed building our Jamat khana’s roof , Terrace and water tank have been badly damaged since the developer didn’t abide to the norms of BMC. He went on to add, “We are facing many severe problems for the last Five years .people have stopped to book our community Hall for Marriages ,birthday parties because of unhygienic condition of Jamat Khana.Our Jamat khana is purely a Charitable Trust and we do charity work from here for our Ghanchi community.”

He further added , “Our Jamat Khana’s prime purpose is to serve and help the poor and needy people .Those coming from outside Mumbai to seek employment they stay in our Jamat Khana, but now they have stopped it because we are unable to provide basic facilities to them. Our basic demand is very clear. The Developer should solve our problems to enable us to run our Jamat Khana properly”.

“If Neena Realtors fail to solve our problems, we Will approach Higher authorities to seek justice. We have also requested the Maharashtra MInority Minister and BMC Commissioner to look into the matter and set up an investigative team against this project and Neena Realtors.

One of the Trustee of “The Ghanchi Umer Barejia Jamatkhana Trust ” confirmed. We also raised this issue before the developer Sabir Nirban. He also visited our Jamat Khana and observed the real situation of it and promised to solve all issues within 15 days.
Ironically, it has not yet been done. This aptly proves that he is not serious about our problem. If he helps and supports us to solve this genuine issue we will be highly obliged to him. Orelse, we will be left with no option but to take the support from Government Agencies.

While interacting with Hello Mumbai News which took up this issue with Sabir Nirban Developer Neena Realtors, over the phone he brought it to light saying “Yes I am aware of the entire issue and rest assured very soon this issue Will be resolved. We are constructing this high rise building under 33/7 scheme and the said building belongs to Mhada Cess Property.
