In a new turn of development a fresh police complaint has been filed against four persons Suraj Gala, Sameer Bhube, Santosh Anjarlekar and Pradeep Parmar at MHB police station in a matter related to Cheating, fraud and false commitment by Developers with home buyers which is not a new thing in Mumbai Real Estate Business.

Recently a new case has cropped up of Borivali’s Happy Home Project. This project developed by Sumukh Infra is embroiled in a new controversy with home buyer Sangeeta Haldankar and Swati Haldankar relating to difference in area. Complainant Sangeeta and Swati have filed written complaint under various section 420, 468 (Cheating, Criminal breach of trust, extortion and criminal Intimidation with the conspiracy and abating each other) etc. at MHB colony police station demanding an FIR against the partners of Navkar Builder and Developers and Sumukh Infra. They have summitted this written complaint to DCP Zone 11 and the copy of the complaint rests with Hello Mumbai News.

In the complaint copy, applicant has mentioned names of four persons Sameer Bhube and Santosh Anjarlekar Partners of (Navkar Builders and Developers) Suraj Gala and Pradeep Parmar Partners of (Sumukh Infra).

As per the complaint copy, the victim claims that she had booked the flat at Happy Home Housing Society at I.C. Colony Borivali West and gave a token amount of Rs.10 lacs on 20/12/2018. As per agreement, Builder had committed to give area of 1034 sq. feet and developer promised to give possession on 31/12/2018. Despite victim having given Rs.49 lakhs on 26/3/2018 as per schedule slabwise as per Registered agreement made between both parties. Rest of balance amount 85 lacs victim had taken loan from Bank of India and paid to developer. On 20./10/2020 victim paid 40 lacs from this amount and Navkar Developers returned Rs.19 lacs to victim.

Now a new twist has emerged with Happy Home project taken over by Sumukh Infra in August 2021.

This new developer sent three different demand notices to Sangeeta and Swati and demanded another 75 lacs and interestingly new developer also changed the area from 1034 sq. feet to 920 sq. feet. It means they have reduced by 114 sq.ft, previously it was 1034 sq.ft and now they are giving 920 sq.ft.

While speaking with Hello Mumbai News Sandeep complainant’s family member said, “We are cheated by Navkar Developers because the entry about 40 lacs was not showed to new developer Sumukh who is currently incharge of this project. It should be cleared by previous builder Sameer who hid the truth that’s why new developer is harrasing us
As a matter of fact both the companies Navkar Infra and Sumukh Infra operate from same office. They keep changing the name of company and are fooling and misguiding us.”

Sandeep further urged “I want justice and the truth should come before everyone. Police has already recorded my statement and assured me they will issue summon to all and will record their statement soon.

I, therefore, appeal to Mumbai Police if they find all of them guilty in investigation FIR should be registered and legal action should be taken.

While speaking with Hello Mumbai News over phone pradeep Parmar from Sumukh Infra claims “We took over the project from Navkar Infra Projects. And Sameer Bhube had sold the flat to Swati Haldankar. As per our record an amount of Rs75 lacs is yet pending to be paid. That if Swati Haldankar clears the pending payment, we will give her the possession forthwith immediately. However, if Swati is right in her alleged claim she can very well move the court and get order. But, our stand is very clear we will abide by all our rules and regulation and Infrastructure.

” All allegations are baseless complainant is harrasing us ” Said office person from Navkar Builder and Developers .

Reportedly Police Officer Bapu Godke Police from MHB Police Station made it known that
“We have recorded the statement of the complainant and very soon will issue summons to pradeep Parmar, Sameer Bhube and Suraj Gala in this connection and will record their statement also. In the course of the investigation, if they are found guilty, we will be left with no option but to register an FIR.”
